Brazilian FII investor experience rises from 13% to 60%

A 2026 survey reveals that senior investors holding Brazilian Real Estate Funds (FIIs) for over five years increased dramatically to 60%, while new investors dropped to just 4%.

The maturity of Brazil's Real Estate Fund, or FII, investor base grew substantially between 2020 and 2026. Data from a survey conducted by Brain Inteligência Estratégica, Clube FII, and Tree Inteligência Financeira indicates that experienced investors with over five years of participation rose from 13% in 2020 to 60% in 2026. Conversely, the share of new investors with up to one year of activity fell from 36% to 4%. This shift toward seniority coincided with increased financial allocation. The portion of investors placing more than R$500,000 in FIIs grew by 37% from October 2024 to June 2026, reaching 37% of the total sample. Another 32% declared investments between R$100,000 and R$500,000, while lower investment brackets shrank. Fabio Tadeu Araújo, CEO of consult firm Brain, noted that investors apply for different reasons depending on their portfolio size and experience levels. The study was released in June 2026 based on data from Clube FII members.
